Winston Hotels, a Raleigh, N.C.-based developer, is scheduled to open an AC by Marriott on Thursday inside conjoined former office towers at 111 Soledad St., formerly known as Riverview Towers, next to Main Plaza.

The AC by Marriott will total 181 rooms on floors 13-20, including a first floor bar.

On the same property, the developer is also scheduled to open an Element by Westin, and a rooftop bar on the 14th floor called 1 Watson, later this year. The overall project cost is expected to exceed $100 million, according to a press release. Hotel space will total 300,000 square feet not including 4,000 square feet of meeting and event space, and a 1,800-square-foot fitness center.

Previously, Winston Hotels said it would use other floors as rentable office space, but it’s unclear if that’s still part of the plan. It’s also unclear whether it will also have retail on the ground floor, as plans approved by the Historic and Design Review Commission in 2019 had suggested.

The developer purchased the building for an undisclosed price in 2019 from San Antonio-based Primera Partners.

The project is Winston Hotels’ first in Texas.

“We’ve loved the San Antonio market for a long time and we’ve been trying to find a project to do here,” Mathew A. Jalazo, Winston Hotels’ executive vice president of development, said in 2019. “We were lucky enough to find this building that worked very well for what we wanted to do. We think long-term San Antonio is a great outlook as a market. We’re long-term holders.”
